A luxury renovation and a seamless handover

As February draws to a close, so too does our wonderful project in Hyde Park Gate, London. Located on the southern boundary of Kensington Gardens, between Queen’s Gate and De Vere Gardens, Hyde Park Gate is an area of great prestige; housing international embassies and also known as the location of Sir Winson Churchill’s former residence.

Castellum was appointed as the Principal Contractor for Phase 2 of the works to this 12,500 sq ft property, which is a detached single dwelling with off road parking (a rare luxury in Central London) and a lovely west facing walled garden. The front door opens on to a spectacular entrance hall with a large spiral stone cantilevered staircase with a bespoke chandelier – successfully designed for immediate impact. Whilst the scale of this property already appears impressive from the outside, the reality is so much more than that – a new double iceberg basement doubles its size. This is home to a cinema, spa, swimming pool and leisure complex, along with staff accommodation.

The 13 month project, with CDP elements, was for the fit out of an existing shell and core and was completed just before Christmas. Working on a partially completed project is always interesting and, inevitably, along the way, we faced some interesting challenges overhanging from works that had come before. Happily all of these were overcome and it was a pleasure to be part of a collaborative endeavour. We worked alongside Stanesby Architecture who were responsible for the design, M&E consultants Ingenium, Colliers who were the project and cost managers and the engineers were from the Michael Barclay Partnership. Potential delays were mitigated via the re-sequencing of critical path activities and by working closely with our supply chain to reduce both lead times and on-site working durations.

A bespoke handover

As completion approached, Somerset Estates came on board. Somerset Estates is a bespoke property and household management company that specialises in the luxury sector. They were appointed to ensure a seamless handover phase and to oversee the property’s ongoing upkeep and smooth operation.

At Castellum we compile, as standard, a detailed O&M Manual (Operation and Maintenance) which includes every warranty and guarantee, along with instruction manuals and to look after the ‘as built’ drawings. Detailed handover meetings take place to ensure clear and precise communication. The pivotal role of Somerset Estates is to offer the clients complete peace of mind and at Hyde Park Gate (as with many prime properties) their service is bespoke to meet the needs of the client and the property, on and beyond completion of the project.

They were appointed in October 2024 to overlap with us and to ensure that the house was set up for the client’s needs with a stress free facilitation service. Their role has been to review and establish maintenance contracts and PPM schedules (checking against O&Ms), conducting cost analysis exercises to secure favourable rates for their clients, conducting property inspections (multiple times per week for insurance reasons), implementing emergency processes, security protocols, troubleshooting guides, inventories, house manuals, invoice processes, setting up utilities and a UK bank account. In addition, they provide housekeeping, handymen and recruitment services for household staff. They become a single point of contact for the client, for all queries relating to the maintenance of the property and management of all contractors and suppliers.

It’s so much more than fluffing pillows

Properties of this significance take a particular kind of management, it’s important that their property managers are personable and friendly but they also need to be highly technically minded with a strong eye for detail, that they know how things work in the house and are able to troubleshoot in the first instance (saving time and cost). Philippa Somerset, the company’s Managing Director says, ‘Some of the issues we come across on a day-to-day basis are complex mechanical and electrical issues involving various systems and contractors. Sometimes the misconception in property management is that it’s all fluffing pillows and folding towels!’

Emerging trends and expectations

Luxury renovation is an ever-evolving field. Ultra High Net Worth buyers often own multiple properties across the globe. Space, functionality and architectural integrity are important to them, but so is quality and longevity – timeless and meticulous design is integral to success. These people want a hassle-free ownership experience so properties must be fully operational from day one, with every system from mechanical and electrical installations to home automation, set up and tested for immediate use.

Increasingly, luxury homes cater for a holistic lifestyle, incorporating wellness and entertainment, with advanced security. The Hyde Park Gate residence includes:

  •  A state-of-the-art-cinema for private screenings
  • A full spa and leisure complex with a swimming pool, sauna and treatment rooms
  • Smart home integration, offering seamless control over lighting, climate and security systems

To ensure long-term relevance, these features must be future-proofed through:

  • Adaptable technology, allowing upgrade without major overhauls
  • Premium materials and finishes that stand the test of time
  • Pro-active maintenance plans, ensuring all facilities operate efficiently year-round

In other news

We have happy news this month! Flo, our fabulous assistant site manager in Surrey passed her Temporary Works Supervisor course but, far more exciting than that is the news that she said YES when Tom, popped THE QUESTION in The Sky Garden. They will be tying the knot in April and we could not be happier for them.

We have also had the anniversary of Emily joining us this month. She has now been with us for TEN WHOLE years. Where does the time go and what would we all do without her? Thank you so much for everything you do Em – you are a legend! When she isn’t at work she is doing her own home renovation and hanging out with photographer Sam and her dog Arnold.

Dan has had a few days off this month to move house. In a left field move, he managed to turf his new lawn before unpacking boxes or tackling the flat packs – we love his style! He has insisted that we will not be asking him to switch from QS to landscaping but we are pretty sure he will be mowing the stripes in very soon. Grass is very forgiving!

In the Cotswolds, Jon managed to snap a quick pic on the sidelines when Mr Wayne Rooney turned up to watch his son play in a footy competition against Jon’s youngest, Luca. In Jon’s own words, he was a gent!

Also in the Cotswolds, and also on sport, we are half way to being able to put together a Castellum CrossFit Team! A standard team usually consists of two men and two women (who knew? I googled it). With Rebecca now joining our team in Cirencester, Jack is no longer our solo CrossFit effort – they both compete in this arena so – anyone else up for joining in – there is a sponsorship opportunity there surely?

Meanwhile, in London, Lyndon has been pushing himself again. Not content with muddy building sites, he entered the National Cross Country Championships last Saturday at Parliament Hill. Despite sunny skies, the conditions underfoot were utterly horrific and, despite that, he came a very respectable 136th out of 1,783 finishes across the 12km sea of joyous muddy fun. Good effort but I am sure I am not alone in saying, rather him than me!

Meet the team – Rebecca Burke

Rebecca joined Castellum in 2024 and is based in our Cotswolds office – though she makes regular trips back to Surrey and London to foster her long-standing relationships.

Rebecca is our Operational Associate Director for our Cotswolds division and she is a busy woman! She joined us following a career in client-side project management working for over nine years on residential and commercial projects in London, Surrey and internationally. Rebecca manages with a high level of attention to detail as well as a dedication to building and maintaining great relationships internally and with all our valued external clients and consultants in the Cotswolds, London and Surrey.

Rebecca is settling into her new life in the Cotswolds, living in a little cottage in a town of no more than 300 people. Quite the change from her London life, but she is enjoying being the only kiwi in the village! All that’s missing is a dog by her side, but all she says to that is ‘watch this space’!
